VvE management in English & Dutch

Feel at home in your VvE

Whether you grew up around the corner or just moved here from across the world, you deserve to understand what's happening with your home. We make sure every owner can participate, in whichever language they're comfortable in.

Free consultation, no commitment. We'll review your VvE situation together.

When not everyone can follow, the whole building suffers

Many buildings in the Netherlands have a mix of Dutch and international owners. When communication only works for some, problems pile up for everyone.

🤝

Neighbours who've never really met

When half the building can't follow the meeting, people stop showing up. Decisions get made by whoever's left, and trust erodes.

📄

Important documents nobody reads

Maintenance plans, financial reports, insurance policies: if they're only in one language, most owners just sign without understanding.

🏠

A shared home that doesn't feel shared

Everyone pays into the same reserve fund and walks through the same front door. But when some owners feel like outsiders, nobody wins.

🔧

Repairs that fall through the cracks

A leak gets reported, a quote gets requested, then silence. When communication breaks down, the building's condition follows.

📞

A manager who's hard to reach

Emails go unanswered, calls don't get returned. It shouldn't take three follow-ups to get a simple update about your own home.

🗳️

Votes without real understanding

Owners approve budgets and maintenance plans they can't fully read. That's not real participation, it's just paperwork.

Frequently asked questions

What is a VvE?
A VvE (Vereniging van Eigenaren) is a Dutch homeowners association. If you own an apartment in the Netherlands, you're automatically a member. The VvE takes care of everything you share with your neighbours: the roof, the facade, the stairwell, the garden. It's how buildings stay in good shape.
Can we switch to a different VvE manager?
Yes. Changing your beheerder requires a majority vote at an ALV (general members meeting). We handle the entire process: drafting the proposal, presenting at the meeting, and managing the administrative transfer. It's easier than most people think.
How do bilingual meetings actually work?
Naturally. Discussion flows in whatever language works for the room, and people often switch between English and Dutch mid-conversation. We make sure everyone can follow, and minutes are produced in both languages so nobody has to guess what was decided.
Our VvE is dormant (slapend). Can you help?
Absolutely. Many small VvEs in the Netherlands are inactive, which puts every owner at risk. We can activate your VvE, set up proper financial reserves, and create a maintenance plan, making sure everyone in the building understands what's happening and why.
I'm buying an apartment. Should I check the VvE?
Definitely. The health of a VvE directly affects your property value and future costs. We offer a pre-purchase VvE review: we'll assess the financial reserves, maintenance plan, and meeting history, and give you a clear report before you commit.
What areas do you cover?
We manage VvEs across the Randstad (Amsterdam, Rotterdam, The Hague, Utrecht) and are expanding nationwide. Our digital-first approach means we can serve buildings anywhere in the Netherlands.

Every owner informed. Every voice heard.

Your building is home to everyone in it. Let's make sure it feels that way. Book a free consultation and we'll review your VvE situation together, no strings attached.
